On most Washington tile roofs the tiles far outlast the waterproof membrane beneath them, so when leaks appear the fix is usually a new underlayment rather than a whole new roof. This lift-and-relay process removes the tiles in sequence, installs a modern high-temperature waterproofing layer, and resets the original tiles, saving the considerable cost of new material. It is exacting work, because tiles must be catalogued, protected from breakage, and returned to their proper headlap and pattern. We upgrade to a self-adhering, heat-resistant membrane engineered for the decades of moisture our climate delivers, along with fresh flashing at every vulnerable joint. The result is a watertight roof with the life expectancy essentially reset, at a fraction of full replacement cost.

1) Catalog and carefully lift the existing tiles, staging them for reuse; 2) Strip the failed underlayment and repair any rotted sheathing beneath; 3) Install a new self-adhering high-temperature waterproof membrane and fresh flashing; 4) Reset the original tiles to correct headlap and inspect the completed roof for watertightness
