Modified bitumen roofs layer asphalt-based membrane in rolls, and over time our freeze-thaw and UV cycles cause blistering, alligatoring, and seam separation. Water that gets under a lifted seam or into a blister spreads between plies and rots the deck long before it drips indoors. We cut out and rebuild failed areas with compatible mod-bit, either torch-applied or cold-adhered depending on the setting and safety of the structure. Restoring solid ply adhesion and seam laps returns the roof to a durable, monolithic barrier.
